Method and guarantees: six milestones, and you pay after each one

A milestone is the diamond on a schedule: the point where we stop and check a stage together. With us, it is also the only time you pay.

01 Milestone

The 6 milestones

  1. Milestone 01

    Site visit and survey

    Free of charge

    What is done
A project manager visits the property, measures, takes photos and notes your constraints (dates, whether you will live there during the works, access). If the building dates from before 1991, we order the asbestos survey.
    What we check with you
Your priorities, your budget and the date by which the home must be ready.
    What you receive
    Visit report with photos
    What you pay
Free of charge · 0% paid at this stage
  2. Milestone 02

    Quote and schedule signed

    20% deposit

    What is done
We provide a line-by-line quote (removal, preparation, materials, installation, finishing) and a week-by-week schedule. Long-lead orders are placed as soon as you sign.
    What we check with you

  3. Milestone 03

    What is done
Demolition is finished and the electrical conduits and plumbing are in place, with the walls still open.
    What we check with you
On site, with you: the routing of the services and the position of sockets and water supplies, before anything is closed up.
    What you receive
Photos of the services before closing and receipts from our partner trades
    What you pay
    30% · 50% paid at this stage
  4. Milestone 04

    Finishes installed

    3rd payment: 30%

  5. Milestone 05

    Handover and acceptance report

Balance: 15% (the 5% retention stays with you)

    What is done
Fittings installed, finishing done, home cleaned. We walk through every room with you.

    What we check with you
Joints, sealants, ventilation and the operation of fittings.
    What you receive
    Inspection report
    What you pay
    5% · 100% paid at this stage

02 Method and guarantees

Guarantees, in plain words

What the law says, what the SIA 118 standard adds, and what we do.

Defects: what Swiss law says since 1 January 2026

For contracts signed since 1 January 2026, you have at least 60 days to report a defect in building work, from handover or from the day you discover it. The contract can no longer shorten this period.

Your right to have the defect repaired cannot be excluded any more. Your claims are time-barred after 5 years.

What we do: Our contracts apply these rules as they stand. To report a defect, an email with a photo is enough; we reply within 48 hours.

The SIA 118 standard, when the contract includes it

SIA 118 is the Swiss standard set of general conditions for building contracts, published by the Swiss society of engineers and architects. It only applies if the contract refers to it.

It provides a 2-year guarantee period after handover, during which you can report defects at any time. Claims are time-barred 5 years after handover.

What we do: Our contracts include SIA 118, updated for the 2026 law. The two-year inspection (milestone 6) falls at the end of the guarantee period.

How to report a defect

  1. 1 Take a photo and note the date you noticed the defect.
  2. 2 Send them by email or WhatsApp, within 60 days.
  3. 3 We reply within 48 hours and set a date to put it right.

03 The builders’ lien (legal mortgage), explained

Builders’ liens: the risk of paying twice

A tradesperson or subcontractor who has not been paid can register a lien on your property, even if you have already paid the main contractor (Swiss Civil Code, art. 837 to 839). You could end up paying twice.

The lien can be registered up to 4 months after the works are completed.

What we do

You pay at milestones, once each stage has been checked. Before each payment, we give you the receipts from our partner trades for the work already done. A 5% retention stays with you until the two-year inspection.

Insurance

Jalon holds business liability insurance. The insurance certificate is attached to the contract and available on request at any time.

The team and the network

14 staff, including 3 project managers, a scheduling coordinator and an in-house team for demolition and light masonry. For everything else, 18 partner trades selected and coordinated by Jalon, which remains solely responsible to you.

Other useful rules

Asbestos: a survey before the works

In Geneva (SABRA directive) and in the canton of Vaud, a survey is compulsory before works on buildings constructed before 1991. In Vaud this applies whatever the scale of the works, and the surveyor must be recognised by Forum Asbestos Switzerland (FACH).

If asbestos-containing materials are found, a specialist firm removes them before the works begin.

What we do: We order the survey at the visit from a FACH-recognised partner firm, and build any removal work into the schedule.

Geneva housing law (LDTR): renovating a rented home

In Geneva, renovating a rented home (beyond simple maintenance) usually requires a permit under the Geneva housing law (LDTR), through the fast-track procedure (APA). In most cases the decision is issued within 30 days.

The rent after the works is set by the cantonal office, usually for 3 years.

What we do: We prepare the application (forms, rent table, description of works) with the property manager or the owner, and plan the works around the decision date.

Building permits on La Côte (Vaud)

In the canton of Vaud, light internal renovation that does not redistribute volumes or floor areas is exempt from a permit (art. 68a RLATC), subject to the local municipal rules.

A major reconfiguration of rooms requires a building permit.

What we do: We check with the municipality what applies to your project and prepare the application if one is needed.

Condominiums (PPE): which majority for which works?

Necessary works (maintenance, repairs): simple majority of the co-owners (Swiss Civil Code, art. 647c).

Useful works (improving value or comfort): double majority, of co-owners and of ownership shares (art. 647d).

Luxury works (embellishment): in principle unanimity (art. 647e).

What we do: We prepare the pack for the owners’ meeting: description, quote, schedule and a suggested classification of the works, to be confirmed by the building manager.

Grants: the Buildings Programme

For energy-related work (insulation, heat pump, whole-building renovation), the grant application to the Buildings Programme must be filed before the works begin.

What we do: We point you to the grants that may apply and set the start date after the application has been filed.

Tax: the imputed rental value ends in 2029

Tax on the imputed rental value of owner-occupied homes will be abolished on 1 January 2029 (Federal Council decision of 1 April 2026). From then on, maintenance costs will no longer be deductible for owner-occupied homes.

Renovating before 2029 may have a tax advantage: talk to your tax adviser.

What we do: Our invoices separate maintenance from improvements, line by line, to make your tax adviser’s work easier.

VAT

Our quotes and indicative prices include VAT at the standard Swiss rate of 8.1%.
