Property managers, condominiums and architects: a schedule you can pass on

You answer to tenants, to an owners’ meeting or to a client. We give you a dated schedule, readable quotes and documents you can forward as they are.

01 Professionals

Property management agencies (régies)

Getting a flat back into shape between two tenants, quickly and cleanly.

  • Timings set around lease end dates, several trades working in parallel
  • Fast-track permit applications under the Geneva housing law (LDTR) prepared for rented flats
  • One invoice per property, with our partner trades’ receipts
  • Before and after photos for the check-in report

02 Professionals

Condominium owners’ associations (PPE) and building managers

Works in the common parts, decided at the owners’ meeting and carried out without closing the building.

  • A pack for the owners’ meeting: description, quote, schedule
  • A suggested classification of the works and a reminder of the majorities required
  • Schedule posted in the building and neighbours kept informed
  • Works phased to keep access open (entrance, lift, letterboxes)

Voting majorities in a condominium

  • Necessary works (maintenance, repairs): simple majority of the co-owners (Swiss Civil Code, art. 647c).
  • Useful works (improving value or comfort): double majority, of co-owners and of ownership shares (art. 647d).
  • Luxury works (embellishment): in principle unanimity (art. 647e).

Architects and site supervisors

A general contractor that carries out your specification without reinterpreting it.

  • Three project managers, one point of contact per project
  • Attendance at site meetings, minutes kept
  • Samples installed and approved before the work goes ahead
  • References by property type: older apartments, houses, common parts
